The Summerhill scheme is a mix of 1, 2, and 3-bedroomed homes set amongst a network of paths and open spaces.
Due to site sloping from Lang Stracht to Gairsay Road, it was challenging for the designers to create a cost-effective solution without resorting to extensive use of retaining walls. We created a finished proposal with minimal retention by running complex earthworks models. In addition, by carefully managing excavated ground and using surplus demolition material, we managed to finish the levels on the site without the need to import large amounts of off-site material.
We also led the value engineering exercise, negating the extensive use of steelwork in corridors and stair cores, changing the foundation solution to Vibro stone columns and introducing a communal heating system. Models and costings were incorporated into our value engineering schedule, and significant savings were made for the project.
